Booking Terms & Conditions

1. The Booking

The booking is between Lazy Acre Cottage and the lead guest named in the booking correspondence and booking form.

The lead guest must be at least 18 years of age and accepts responsibility for all members of their party and any visitors to the property.

Only the number of guests agreed at the time of booking may stay overnight at the property unless prior permission has been given.

2. Booking Deposit & Balance

A deposit of 25% of the total accommodation cost is required to secure the booking.

The remaining balance is payable 30 days before arrival.

Bookings made within 30 days of arrival must be paid in full at the time of booking.

If the balance is not received by the due date, we reserve the right to treat the booking as cancelled.

3. Cancellation by the Guest

If you need to cancel your booking, please notify us in writing as soon as possible.

If we are able to successfully re-let some or all of the cancelled dates, we may refund the amount recovered from the replacement booking, less a €50 administration charge.

We strongly recommend that guests have appropriate travel insurance to cover unexpected cancellation, illness, travel disruption or other unforeseen circumstances.

4. Refundable Security Deposit

A €300 refundable security deposit is required for all direct bookings.

This will normally be requested shortly before arrival and is separate from your accommodation payment.

The security deposit may be used towards reasonable costs arising from:

• Damage to the property, furniture, fixtures or equipment
• Missing items
• Lost keys
• Excessive cleaning beyond normal changeover cleaning
• Smoking or vaping inside the property
• Unauthorised parties or events
• Additional unauthorised guests
• Serious breach of the House Rules

Normal wear and tear will not be charged.

Following check-out, the cottage will be inspected and, provided everything is satisfactory, the security deposit will be refunded promptly.

If a deduction is necessary, we will contact you and provide details of the reason for the deduction and, where appropriate, photographs, receipts or quotations.

5. Damage & Breakages

We understand that accidents can happen. Please let us know as soon as possible if anything is damaged or broken during your stay.

Guests are responsible for the reasonable cost of repairing or replacing damage caused by themselves, members of their party or their visitors, other than normal wear and tear.

Where the cost of damage exceeds the €300 security deposit, the lead guest remains responsible for the additional reasonable cost.

6. Check-In & Check-Out

Check-in: from 5pm · Check-out: by 10am

Early arrival or late departure must be agreed in advance.

Access instructions and key details will be provided shortly before arrival once the accommodation balance and security deposit have been received.

7. Number of Guests

The property may only be occupied by the guests included in the booking.

The maximum occupancy of Lazy Acre Cottage is 6 guests.

Additional overnight guests are not permitted without prior agreement.

The cottage must not be used for parties, events, gatherings or commercial purposes without prior written permission.

8. Care of the Property

We ask guests to treat Lazy Acre Cottage and its contents with reasonable care.

Please leave the cottage in a reasonably clean and tidy condition at the end of your stay.

The normal changeover cleaning is included in your booking arrangements; however, excessive cleaning caused by misuse of the property may be charged separately.

9. Smoking & Vaping

Lazy Acre Cottage is a strictly non-smoking and non-vaping property indoors.

Smoking or vaping inside the cottage may result in additional cleaning costs being deducted from the security deposit.

10. Pets

Pets are not permitted unless specifically agreed in writing before booking.

11. Children

Children must be appropriately supervised by a responsible adult at all times.

Parents and guardians remain responsible for the safety and behaviour of children during the stay.

12. Noise & Neighbours

Lazy Acre Cottage is in a peaceful countryside setting.

Guests are asked to respect neighbouring properties and to keep noise to a reasonable level, particularly during the evening and at night.

Parties, disruptive behaviour and excessive noise are not permitted.

13. Problems During Your Stay

If you experience a problem during your stay, please contact us as soon as reasonably possible so that we have an opportunity to resolve it.

Please do not wait until after departure to report an issue that could reasonably have been addressed during your stay.

14. Owner Access

We respect your privacy during your stay.

However, we reserve the right to enter the property where reasonably necessary in an emergency, for urgent repairs, for safety reasons, or where we reasonably believe that the Booking Terms are being seriously breached.

Where possible, guests will be contacted in advance.

15. Utilities, Wi-Fi & Services

Wi-Fi and normal household utilities are provided for guests.

While every reasonable effort is made to ensure that services remain available, we cannot guarantee uninterrupted services where an outage or failure is outside our reasonable control.

16. Circumstances Beyond Our Control

We will make every reasonable effort to provide the accommodation as booked.

We cannot accept responsibility for events outside our reasonable control, such as severe weather, utility outages, government restrictions or other exceptional circumstances.

Nothing in these terms affects any rights which guests have under applicable consumer law.

17. Cancellation by Lazy Acre Cottage

In the unlikely event that we are unable to provide the cottage for your booked dates, we will contact you as soon as possible.

Where we cancel the accommodation and cannot offer a suitable alternative acceptable to you, accommodation payments made to Lazy Acre Cottage will be refunded.

18. Personal Information & Payment Security

Personal information supplied in connection with your booking will be used for the administration of your reservation and stay.

Payment card information is processed by our secure payment provider.

Lazy Acre Cottage does not retain your full credit or debit card number or card security code.

19. Acceptance of These Terms

By signing the booking form and paying the required booking deposit, you are entering into a booking agreement with Lazy Acre Cottage.

These terms are governed by Irish law, subject always to any mandatory consumer rights that apply.
